PATNA-------------------------------A plan has been formulated to develop Greenfield Satellite Townships in 11 cities across Bihar, with the objective of boosting per capita income alongside an appreciation in land values. A key focus is being placed on transforming these townships into major hubs for economic activity, featuring both residential and commercial centers.
The townships to be developed in the vicinity of the state capital, Patna, will incorporate modern projects such as a Fintech City, Sports City, Logistics Hub, and Judicial Academy. Plans are underway to develop a Sports Village and a Judicial Academy in the Punpun region, while a proposal exists to establish a Fintech City in the area surrounding Fatuha. Special attention is also being paid to ensuring these townships are well-connected via road, rail, and air networks. This initiative encompasses projects such as the Patna Ring Road, the Patna-Gaya-Dobhi Road, and the Amas-Darbhanga Expressway.
Work is also progressing on plans to attract investment in other cities by developing a Film City and Tourism Corridors. Additionally, a Greenfield Airport has been proposed for Sonpur, and another airport has been proposed in Sultanganj to serve the Bhagalpur township. The development of these satellite townships will commence in the designated "Core Areas" and subsequently be expanded to cover the "Special Areas."
The Core Area of the Patna township will span 1,010 acres, while its Special Area will extend over 81,000 acres. Under a modern urban planning framework, the land will be demarcated into plots, with distinct zones established for residential, commercial, and community purposes. The project aims to develop this settlement as a model township, equipped with essential amenities such as wide roads, drainage systems, street lighting, and public parks.
According to available data, the Core Area of Sonpur is the largest, covering 2,000 acres; Gaya and Darbhanga follow in second and third place, respectively, with Core Areas spanning 1,629 acres and 1,600 acres. In the 'Special Area' category, Patna ranks first with 81,730 acres, followed by Sonpur in second place with 33,000 acres, and Saharsa in third place with 25,200 acres.
